P-01-8 OF VINTAGE GRAPEVINE INC. <br />(CIO MARNELL CORRAO ASSOCIATES) (16750 STATE ROUTE 88, <br />.LOCKEFORD) (APN: 019-180-35) <br />The applicant is proposing to establish a wine production facility (Use Type: Agricultural <br />Processing -Food Manufacturing). This will include construction of a 4,000 square foot building <br />to produce wine, cased goods and barrels. The existing 2,778 square foot single family <br />residence will be converted into an office, hospitality/retail room, and wine production room. <br />The office will be approximately 1,200 square feet and the hospitality/retail room will be 900 <br />square feet. The remaining 678 square feet of garage will be converted into a wine production <br />room that will attach to the new 4,000 square foot building. <br />The applicant has requested a ten (10) foot high monument sign be permitted on the frontage of <br />State Route 88. This is deviating from the ordinance requirement of Development Title Section <br />9-1710.4(h) which permits the construction of one (1) monument sign with a maximum height of <br />six (6) feet for development projects in the Agricultural zone. The Community Development <br />Department was able to make the findings that permit the modification of the sign ordinance. <br />This facility will operate seven (7) days week and will employ five (5) individuals. The parcel is <br />located on the south side of State Route 88, 554 feet east of Disch Road, east of Lockeford. <br />The site is a 20.72 acre parcel that has a General Pian designation of General -Agriculture (A/G) <br />and is zoned General -Agriculture (AG -40) as well. The remainder of the undeveloped property <br />will remain in vineyards. This project is tentatively scheduled to be heard by the Planning <br />Commission on July 19, 2001. <br />The Community Development Department has reviewed the Use Permit application and <br />responses from other agencies and will be recommending that the Planning Commission <br />approve the project subject to the following recommended Conditions of Approval. <br />Use Permit Application No. UP -01-08 was approved by the Community Development <br />Department on. The effective date of approval is. This approval will expire on, which is 18 <br />months from the effective date of approval, unless (1) all Conditions of Approval have been <br />complied with, (2) all necessary building permits have been issued and remain in force, and <br />(3) all necessary permits from other agencies have been issued and remain in force. <br />
