Approximately 10 miles north at the intersection of State Route 99 and Jahant Road, <br /> approximatgly 4-acres. <br /> 3 t <br /> 2. Approximately 9 miles south of the parcel at the intersection of State Route 99 and Eight <br /> Mile Road, approximately 16 acres. <br /> 3. The proposed project appears to meet the General Plan requirement by being the first C- <br /> FS zone at the intersection of two state highways thereby encouraging the clustering of <br /> uses. <br /> °,(c) Freeway service•;.areas shall be limited in area in order to reduce impacts on surrounding land uses <br /> ,and control the physical and visual extent of these areas; <br /> The applicant is proposing to change the designation on the 17 acres of two parcels <br /> containing 37.02 acres. The surrounding parcels are agricultural with scattered residences <br /> except for a vacant Crossroads Commercial parcel to the southwest. <br /> k <br /> (d) Freeway services area shall be developed so that buildings occupy no more than 60 percent of the lot <br /> and are no more that; 3 stories in height; <br /> • Any underlying,.',project would have to meet this requirement. <br /> ,r. .. <br /> (e) Freeway service=areas shall be designed in an attractive manner that creates a favorable impression <br /> .of the County by considering the overall site design, landscaping, scale of development, signage, <br /> relationship to adjacent uses, circulation and parking, and architecture. <br /> • Any underlying tproject would have to meet this requirement. <br /> Service Requirements <br /> The General Plan and Development Title contain the following requirements for the provision of services. <br /> ;;When an underlying'project is processed it will be subject to the following service requirements. A lot line <br /> adjustment has been,applied for to make the proposed C-FS zone a single parcel. <br /> 1. Wastewater Treatment : Septic systems maybe permitted for development on existing lots over two <br /> acres in size if wastewater volumes and quality from all uses in the area do not require a wastewater <br /> treatment system (General Plan, Volume I, pg. IV-'103, Policies 4[a] & [b]). A wastewater disposal <br /> system serving oly one existing parcel may be privately owned and operated until additional parcels <br /> are served; then It shall become a public wastewater disposal system ( Development Title Section 9- <br /> 1105.7). <br /> i <br /> San Joaquin County.
