Approximately 10 miles north at the intersection of State Route 99 and Jahant Road, approximatgly 4-acres. 3 t 2. Approximately 9 miles south of the parcel at the intersection of State Route 99 and Eight Mile Road, approximately 16 acres. 3. The proposed project appears to meet the General Plan requirement by being the first C- FS zone at the intersection of two state highways thereby encouraging the clustering of uses. °,(c) Freeway service•;.areas shall be limited in area in order to reduce impacts on surrounding land uses ,and control the physical and visual extent of these areas; The applicant is proposing to change the designation on the 17 acres of two parcels containing 37.02 acres. The surrounding parcels are agricultural with scattered residences except for a vacant Crossroads Commercial parcel to the southwest. k (d) Freeway services area shall be developed so that buildings occupy no more than 60 percent of the lot and are no more that; 3 stories in height; • Any underlying,.',project would have to meet this requirement. ,r. .. (e) Freeway service=areas shall be designed in an attractive manner that creates a favorable impression .of the County by considering the overall site design, landscaping, scale of development, signage, relationship to adjacent uses, circulation and parking, and architecture. • Any underlying tproject would have to meet this requirement. Service Requirements The General Plan and Development Title contain the following requirements for the provision of services. ;;When an underlying'project is processed it will be subject to the following service requirements. A lot line adjustment has been,applied for to make the proposed C-FS zone a single parcel. 1. Wastewater Treatment : Septic systems maybe permitted for development on existing lots over two acres in size if wastewater volumes and quality from all uses in the area do not require a wastewater treatment system (General Plan, Volume I, pg. IV-'103, Policies 4[a] & [b]). A wastewater disposal system serving oly one existing parcel may be privately owned and operated until additional parcels are served; then It shall become a public wastewater disposal system ( Development Title Section 9- 1105.7). i San Joaquin County.
