Forward Zone Reclassification No. PA-0900033 to the Board of Supervisors with a <br /> recommendation of intent to approve based on the ability to make the required"Bases for Zone <br /> Reclassification:". <br /> f Basis for General Plan Amendment <br /> The internal consistency of the General Plan is maintained in the adoption of the Map Ari�endment.. <br /> + This determination can be made because the project site will satisfy.all Development <br /> and Locational Criteria for the Commercial Freeway Service designation as <br /> identified under Section 2(f)(3)(A-C) in Volume 1, pg IV-26 of the General Plan. <br /> ♦ The project is adjacent to where two (2)state highways intersect. <br /> ♦ This is the first C/FS designation at the intersection of two state highways,so <br /> i -there is a limited number of CIFS designated areas to encourage clustering of <br /> II uses. <br /> ♦ The 17.0 acre site is small enough to reduce the impacts on surrounding land <br /> uses and to control the physical and visual extent of this area. <br /> • The proposed project site is located outside of the unincorporated urban community <br /> of I_oakeford. The site does not have access to a public wastewater treatment plant, <br /> a public water system, or a public drainage system; however, upon finalization of <br /> the lot line adjustment it will be one parcel and meet the service requirements of <br /> private ownership. <br /> y Bases for Zone Reclassification <br /> 1. The proposedrzone district is consistent with the General Plan, any applicable Master Plan, and any <br /> applicable Specific Plan. <br /> i <br /> • This determination can be made because the proposed Commercial Freeway Service <br /> zone it;a consistent implementing zone for the Commercial Freeway Service General <br /> Plan designation.
