PHASE I TO <br /> BE 5, 996 SQUARE FEET AND PHASE II TO BE 5, 996 SQUARE FEET, <br /> LOCATED ON THE EAST SIDE OF STATE HIGHWAY ROUTE 12/88, NORTH <br /> OF SP-ANDT ROAD. (DISTRICT 4) . <br /> APPLICANT: George Galatsatos APN: 051-310-06 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. In addition, the existing San Joaquin <br /> County and City of Stockton Flood Insurance Studies, which delineate <br /> flood risks, floodplains, and floodway areas, are currently being <br /> reevaluated. The reevaluation is being conducted by the Federal <br /> Emergency Management Agency, Region IX, Building 105, Presidio of <br /> San Francisco, California 94219, telephone (415) 923-7186 . The <br /> reevaluation may delineate additional flood risks . The official <br /> flood maps are available for review at the Department of Public Works, <br /> 1810 East Hazelton Avenue, Stockton. These flood maps will be updated <br /> when the reevaluation process is completed. <br /> State Highway Route 12/88 has an existing right-of-way width of <br /> 80 feet . Refer to Caltrans for future right-of-way width. <br /> RECOMMENDATIONS : <br /> 1. Improvements, restrictions, and permits shall be as required by <br /> Caltrans for State Highway Route 12/88 - <br /> (Development Title Section 9-860 .4) <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development . The fee is due and payable at the time of building <br /> permit application. The fee currently is $3 , 023 per 1, 000 gross <br /> square foot of building as Retail Service in the Lockeford area, <br /> (The fee shall be automatically adjusted July I of each year by. the <br /> Engineering Construction Cost Index as published by the Engineering <br /> News Record. ) Contact the Department of Public Works Public <br /> Facilities Division at (209) 468-3055 for any alternate method of <br /> payment allowed for phasing. <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-174 and R-95-650) <br />
