CONDITIONS OF APPROVAL <br /> MS-92-0195 <br /> Manuel and Rose Marie Mendonca <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor ' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION <br /> (a) Parcels one and two shall be a minimum of 10 acres each. <br /> 2 . PUBLIC WORKS <br /> (a) A Parcel map is required. (Planning Title Section 9-9112) <br /> (b) The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235 . 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> (c) All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> (d) Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207, San <br /> Joaquin County Standards F-la, F-lb, & F-lc and the <br /> Clements fire District prior to issuance of the building <br /> permit. (San Joaquin County Ordinance No. 3622) <br /> (e) Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map.
