Copies of the ten letters of opposition are attached to the staff report. <br /> There are also four letters of support for this project. <br /> POM CONSIDE TIONS: <br /> General pian and Zonin_gr <br /> rThe site is drnated as Agriculture on the General-Plan. The zone is AG40,which is consistent <br /> with this General Plan designation. With an approved Site Approval, a. packing shed that is <br /> engaged In performhV limited processing on crops is permitted under the category of Preparation <br /> Services within the Agricultural Processing use type in an AG-40 zone. This property is under <br /> Williamson Act Contract; and this use type is permitted on property under.contract. <br /> A8E0EIGHBd98= COMPAMILITY: <br /> The:conmrns of the:neighboringproperty,owners are(arid use oompatibil'fly,traffic,noise,drainage;andr. <br /> water use <br /> Land Use: <br /> To the north Is an apple orchard, and to the west is a walnut orchard. To the east is an walnut <br /> omtrard-and a cherry orchard. To the south is an existing apple packing shed,and cold storage. <br /> Since this is an agricultural use In an agricultural area, it does not conflict with the surrounding <br /> land use. <br /> Jack Tone Road has an wdsting dgt*d-way of 80 feet and a planned right-of way of 84 feet: The <br /> Departmertt of Public Works is rein9 frontage improvements to- be constructed in <br /> oonfonnance with the standards for one-half of an 84-foot-wide right-of-way rural arterial road. <br /> Construction of the frontage Improvements may be deferred. <br /> The site has access by frontage on Jack Tone Road via a proposed common driveway for.the <br /> apple pacing shed-and the proposed cherry <br /> packing shed,with 35-foot-wide paved driveways <br /> for bottts and egress. The Department of Public Works is requiring that the radii and width <br /> of this driveway approaches be improved to allow trucks to make legal fuming movements to.and. <br /> from Jack Tone Road. <br /> From Septerin w 1 through October 31, the applicant estimates 250 sets of doubles to fill the <br /> cor&oNed atmosphere cold storage with apples. This would be an average of six trades per day. <br />
