COMMENTS ON DEVELOPMENTS <br /> SA-93-3 <br /> 4. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $1,102. 00 <br /> per 1, 000 gross square foot of building as "Manufacturing" in <br /> the Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index. <br /> as published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> 5. A traff is study shall be conducted to determine the impacts and <br /> mitigation measures. (Cumulative traffic with the project to <br /> the south, SA-93-4, shall be included in the study. ) The <br /> developer shall deposit with the County funds for all costs, as <br /> estimated by the Public Works Department Public Facilities <br /> Division, . prior to Public Works Department preparing or <br /> contracting for .the required study. <br /> (Development Title Section 9-1150.4) <br /> 6. The frontage improvement for Jack Tone Road shall be <br /> constructed in conformance with the standards for one-half of <br /> an 84-foot right-of-way rural arterial road. The construction <br /> of the frontage improvements (portion which is not required by <br /> the traffic study) will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement or a <br /> Secured Deferred Frontage and Roadway Improvement Agreement <br /> with a deposit equivalent to their estimated construction costs <br /> prior to approval of the Improvement Plan. (A $260. 00 fee <br /> currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed and an <br /> estimate for the required frontage improvements. The estimate <br /> and legal description shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a farm to be <br /> supplied by the Public Works Department and submitted to the <br /> Public Works Department for approval. As an option the <br /> Department of Public Works will prepare the drawing and <br /> estimate for an additional fee of $115.00. ) <br /> (Development Title Section 9-1150.2) <br /> 7. Driveway approaches shall be improved in accordance with the <br /> requirements of the San Joaquin` County Standards R-17 prior to <br /> issuance of the building permit. Radii and width of the <br /> driveway approaches shall be improved to allow trucks to make <br /> legal turning movements to and from Fairchild Lane. <br /> (Development Title Section 9-1145.4) <br /> 8.
