COMMENTS ON DEVELOPMENTS <br /> SA-93-4 <br /> 3. The Water Supply Facilities Impact Mitigation Fee will be <br /> required for this development. The fee is due and payable at <br /> the time of building permit application. (The fee currently <br /> is $95.00 per 1,000 gross square foot of building as <br /> "Manufacturing" or "warehouse". The fee shall be automatically <br /> increased on January 1 of each year at the rate of 6.9 percent. <br /> An additional 3.5 percent shall be added to the fee upon <br /> payment for processing and administering the program. <br /> (Resolution R-91-327) <br /> 4. A traffic study shall be conducted to determine the impacts and <br /> mitigation measures. (Cumulative traffic with the project to <br /> the north, SA-93-3, shall be included in the study. ) The <br /> developer shall deposit with the County funds for all costs, as <br /> estimated by the Public Works Department Public Facilities <br /> Division, prior to Public Works Department preparing or <br /> contracting for the required study. <br /> (Development Title Section 9-1150.4) <br /> 5. The frontage improvement for Fairchild Lane shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-o€-way rural collector road. The frontage <br /> improvement for Jack Tone Road Lane shall be constructed in <br /> conformance with the standards for one-half of an 84-foot <br /> right-of-way rural arterial road. The construction of the <br /> frontage improvements (portion which is not required by the <br /> traffic study) will be deferred upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the <br /> Improvement Plan. (A $260. 00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to <br /> a copy of the Grant Deed and an estimate for the required <br /> frontage improvements. The estimate aid legal description <br /> shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $115.00. ) (Development Title Section 9-1150.2) <br /> 6. Driveway approaches shall be improved in accordance with the <br /> requirements of the San Joaquin County Standards R-17 prior to <br /> issuance of the building permit. Radii and width of the <br /> driveway approaches shall be improved to allow trucks to make <br /> legal turning movements to and from Jack Tone Road. <br /> (Development Title Section 9-1145.4) <br /> 2 <br />
