PC: 4-15-93 <br /> SA-93.4 <br /> `CONDITIONS OF APPROVAL <br /> Unlow odwrnwWe.specIfied, all Conditions of Approval must be,fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval win expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval haw:bam ceded with„(2),a necessary bWWIng permits have been secured and remain <br /> in force,and(3) all nem permits from other agenctes_have been secured and remain In force. <br /> -Those Conditions followed.by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirenwnts. Ordinance Requirements cannot be modified. <br /> 1. QgVELOPMENT SERVICESDIVISION: <br /> a. This approval is for the addition of cold storage to an existing.apple packing shed to be <br /> completed In two phases. Phase 1,to be started within 18 months, consists of a 23,975- <br /> square foot packed fruit storage with a 4.400-square-foot shipping set-up and a 480- <br /> aquaare400t asfice. Phase 2.to be started within fiveyears of the approval date, consists <br /> of a 39,38o4quare400t controlled asrrphere cold storage. <br /> b. Submit an Improvement Plan,prepared by a registered Civil Engineer,showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval. A plan check fee will be required. <br /> (Development Title Section 94884) <br /> c. Provide proof of recorded easements for any shared facilities with the adjacent parcel <br /> (storm drainage, fire pond, access, etc.). <br /> d There shall be an approved Lot Line Adjustment to adjust the property line In a east to <br /> west direction to separate the 13-acre site for the cherry packing shed facility from the 25- <br /> acre site for the apple packing shed facility. Prior to the issuance of the Certificate of <br /> Occupancy, a'Notice of Lot Line Adjustment" or a Record of Survey shall be recorded. <br /> e. Parking requirements: <br /> (1) A total of 93 parking spaces shall be'provided and shown on the Improvement <br /> Plan. Included in the total parking spaces shall be three handicapped parking <br /> spaces. The size of the parking spaces shall be consistent with the requirements <br /> of Section 9-1015.5(b)of the Development Title. Parking may be permitted on the <br /> adjacent site to the north 9 the Site Approval application (SA-93-3) Is approved, <br /> the parking Is Installed, and an agreement between the two property owners has <br /> been submitted and accepted by Development Services. Otherwise, all parking <br /> shall be shown on the site. <br /> -17- <br />
