March 20, 2006
TO'. San Joaquin County
Community Development Department
ATTN: MO HATEF
RE'. Larry Eckroth
17142 Fox Road
Lodi, CA 95240 Application # PA-0600066 (SA)
As residents and home owners on Fox Rd. and vicinity we object to the establishment of a
landscape business at the intersection of Fox Rd. and Hwy. 12. Has anyone bothered to
survey the area? This business will create an increase of traffic on a narrow, dead end
county road. Each year we are having to wait longer to exit Fox Rd. and enter Hwy. 12.
The county has let the building increase in numbers and made no increase to the
automobile capacity on the roadways. We were given a "token light" at Hwy. 12 & Hwy
88, but that hasn't relieved the amount of traffic. Take in mind most traffic coming from
Lockeford, Clements, Valley Springs, Jackson, Lake Comanche and other small
communities traveling to the valley exit Hwy. 88 at Hwy. 12 to link uta to Hwy. 99
and various valley communities.
Fox Rd. is very narrow at the intersection compared to other intersections in the area.
It is impossible to make and complete a right or left turn onto Fox Rd. in the correct lane.
The road is narrow and very congested at the intersection now. There is very little if any
shoulder to the road for traffic to pull off. The house in front of and to the side of the
purposed business has between 6 and 8 cars parked in front of it daily. There is no room
to pull off and allow for opposite traffic as their rock driveway is up to the white side line of
the road and occupied by vehicles most of the time. They have proceeded to put flowers
and plants up to the existing white lines on the edge of the road. They are proposing a
.'wholesale"?? landscape business. This will mean larger and wider vehicles and trailers on
the road at the intersection not to mention the added invididual vehicles bringing clients to
look at their materials!!! How many more unsafe conditions can the county planners allow on
our small road?
One must be very careful when entering Hwy. 12 from Fox Rd. as many times cars are
passing, coming from both directions. "No passing" lines are painted on the road, but they
don't seem to be a concern to many of the drivers. It is not a very safe intersection! Those
of us who live on the road have learned to know the safety hazards and make allowances to
avoid them. We can't say the same for drivers unfamiliar with Fox Rd. or the intersection.
Fox Rd. is a "dead end" road and we already have much more traffic than needed from
auto/trucks who do not read the "Not a Through Street' sign at the intersection and then see
the second sign when they are more than half way down the existing, county maintained
part of our "dead end' county road.
This road should be traveled at 35mph or less for safety, however, people not familiar with
the road go anywhere from 40 - 55+ mph. We continually have "lost' vehicles turn around
at the nearest driveway.
