s <br /> CONDITIONS OF APPROVAL <br /> PA-02-52 <br /> Raso <br /> i <br /> Planning Application No. PA-02-52 was approved by the San Joaquin County Community <br /> Development Department on February 26, 2002,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire�on August 28, 2003,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a. APPROVAL: The;Lot Line Adjustment recorded shall substantially conform to the Site Plan dated <br /> February 4, 2002. The request for a density bonus is approved to provide for one low-income <br /> housing unit. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width reg ulations.shall apply to this map: <br /> (1) Parcel 2 shall have a minimum lot width of 44 feet, measured a distance of 20 feet back from the <br /> front lot line. (Development Title Section 9-315.4) <br /> (2) Parcel 2 shall have a minimum lot area of 4400 square feet. (Development Title Section 9- <br /> 315.4) j <br /> i <br /> (3) Parcel 2 shall have a rear yard setback of-18 feet. (Development Title Section 9-315.4) <br /> (4) Parcel 1 shall have a minimum lot width of 56 feet, measured a distance of 20 feet back from the <br /> front lot line.
