(Development <br /> Title Section 9-1135.2) <br /> 7. All improvements shall be in conformance with the current Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. A grading plan shall be submitted as part of the improvement plans and <br /> approved prior to approval of the Certificate of Compliance. The grading plan shall contain the information <br /> listed in the California Building Code(CBC),Appendix, Chapter 33, Section 3309,complete drainage <br /> details and elevations of adjacent parcels. Retaining wall details shall be submitted where applicable. <br /> Grading in excess of 5,000 cubic yards shall comply with Sections 3309.3 and 3309.4 for"Engineered <br /> Grading Requirements". (Grading that disturbs more than one acre will require a National Pollutant <br /> Discharge Elimination System(NPDES)permit). A Preliminary Soils Report is required in accordance with <br /> the County Standards for the purpose of determining the R-Value for the design of the roadways. The <br /> improvement plans and specifications are subject to plan check,field inspection fees and must be approved <br /> by the Department of Public Works prior to construction of improvements. (Development Title Section 9- <br /> 240, Section 9-910, Section 9-1100 and R-92-814) <br /> 8. Prior to recording the Certificate of Compliance,the developer shall prepare and record a mechanism that <br /> notices future owners that the proposed lots are adjacent to the North County Recycling Center and Sanitary <br /> Landfill and submit a copy to the Department of Public Works. <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb I or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swrcb.ca.gov/stormwtr/gen_const.html#const_permit). <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9,Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance.
