CONDITIONS OF APPROVAL <br /> PA-1100161 <br /> KAUTZ <br /> Lot Line Adjustment Application No. PA-1100161 was approved by the San Joaquin County <br /> Community Development Department on October 4, 2011,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on April 4, 2013, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Corinne King, [209] 953-7509) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels, Parcel One to contain <br /> 40.0 acres, Parcel Two to contain 40.0 acres, Parcel Three to contain 40.0 acres, and Parcel Four to <br /> contain 360.87 acres as shown on the site plan dated September 2, 2011. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-8724) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply: <br /> (1) All Parcels shall be a minimum lot size of 40 gross acres.
