CONDITIONS OF APPROVAL <br /> PA-1200044 <br /> LUNDBLAD/QUARTAROLI &ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1200044 was approved by the San Joaquin County <br /> Community Development Department on April 27, 2012,which is the effective date of approval. This <br /> approval will expire on October 27, 2013, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among three parcels as shown <br /> on the site plan dated March 19, 2012. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PLANNING APPLICATION PA-1200043: The "Notice of Lot Line Adjustment" for application PA- <br /> 1200043 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot Line <br /> Adjustment"for application PA-1200044. <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated March 26, 2012) <br /> NOTES AND INFORMATION ONLY: <br /> An Improvement Plan application for a Private Right-of-Way shall be required before issuance of a non- <br /> agricultural building permit for proposed Parcels "1,","2", and "3". <br /> APN: 067-060-01 and 067-060-02 are under Williamson Act Contract No. 71-C1-310 and 067-050-02 is <br /> under Williamson Act Contract No. 71-C1-311. The proposed application is consistent with Government <br /> Code Section 51257. <br /> This is the third of three consecutive Lot Line Adjustments pursuant to the provisions contained in <br /> Development Title Section 9-872. <br />
