Hazelton Avenue <br /> Stockton, CA 95203 <br /> Re: California Nuggets,Inc./Land Use Matter <br /> File No.2091-001 <br /> Dear Ms. Meuller: <br /> As we discussed last week, I have been retained to assist California Nuggets, Inc., <br /> in connection with the implementation of its agricultural processing project on Frederick <br /> Road in Ripon. <br /> Condition of Approval 1 E requires my client to provide 63 off street parking <br /> spaces. My client intends to construct the parking lot in the rear(northwest) comer of the <br /> property. To do so,we will need to move a small repair building. The building, which <br /> consists of approximately 2000 square feet,will be moved slightly to the north and west <br /> to accommodate the parking lot. It will remain within the fenced area of the facility. The <br /> building(shown as building 11A on the attached "Facility Layout") may be expanded by <br /> 200-300 square feet for additional storage. <br /> I have noted that Conditions 10 and 1 P require"special notice"to certain parties. <br /> Bulthuis and Kuil,whenever we propose to exceed certain maximum capacity and/or <br /> expand the existing buildings. The relocation of the repair shed referenced above is a <br /> minimal change,which does not affect the ultimate capacity of the plant or the projected <br /> traffic impacts. I have attached both the existing"Facility Layout'and the new"Facility <br /> Layout'for your review. <br /> In speaking with my client,he informs me that the relationship between <br /> California Nuggets and its neighbors has improved greatly since the application was <br /> approved. I have also spoken with Mike Hakeem, the attorney who represented Bulthuis <br /> and Kuil.
