Proposal for Lot Line Adjustment on South Frederick Road, Ripon <br /> This lot line adjustment is proposed for the following <br /> reasons . (1) An access and utilities route is needed for an (as <br /> of yet unspecified) residential building on lot #14 . (2) The area <br /> for expansion area for a new leach field on lot #13 appears to be <br /> inadequate . To solve both problems, it is here proposed that the <br /> northernmost 25 feet of lot #13 be transferred to lot #14 for use <br /> as an access road to lot #14 , and that an equivalent area be <br /> transferred to lot #13 from lot #14 . The area to be transferred <br /> from lot #14 is a rectangular section contiguous to lot #13 , <br /> extending 118 feet north from the southeast corner of lot #13 and <br /> Eastward to a depth of 48 . 1 feet . The access road created will <br /> provide turnaround space for emergency vehicles for lot #13 . <br /> This transfers (227 x 25 =) 5675 square feet from lot <br /> #13 , and (118 x 48 . 1=) 5675 .8 square feet from lot #14 to lot <br /> #13 . Since (25 x 20=) 500 square feet of the section to be <br /> transferred to lot #14 consists of the South Fredericks Road <br /> roadway easement, lot # 13 will gain 500 . 8 square feet of useful <br /> property, and . 8 square feet of real property.
