FREMONT STREET IAPN 143-280-391 PA-0600312 (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> offers the following comments: <br /> 1. The owner/developer should install complete frontage improvements on Fremont <br /> Street including, but not limited to, curb, gutter, sidewalk, pavement widening and <br /> street lighting prior to occupancy of any new buildings/structures on this site under <br /> the requested use. Should installation of these improvements prove not practical <br /> due to existing physical constraints, the owner/developer should enter into a <br /> Deferred Improvement Agreement whereby the owner/developer agrees to install <br /> the required improvements at such time as it is practical. <br /> 2. The existing access along Fremont Street should be abandoned, and should be <br /> replaced with curb, gutter and sidewalk. All access should be taken from the <br /> existing access opening at the south westerly end of the parking facility. <br /> 3. City records indicate the subject site and the adjacent westerly property (APN <br /> 143-280-42) are not held in common ownership. To ensure appropriate access <br /> to/from the site via the south west corner of the subject site, the subject parcel <br /> and the adjacent parcel should enter into reciprocal parking and access <br /> agreement. Said agreement should be recorded at the San Joaquin County <br /> Recorder's office prior to occupancy under the subject use. <br /> Stockton <br />
