INTRODUCTION <br /> FTbiSuitability Study presents the results of our investigation concerning the soil <br /> tics and groundwater under the subject property referenced on the Title Page. Our study <br /> pleted to satisfy the requirements of the San Joaquin Environmental Health Department <br /> (EHD), specifically: 1.) To determine if the one proposed homesite Parcel (Parcel 2) is acceptable <br /> for the proper operation of a septic system which will function as intended for its anticipated <br /> lifespan, and 2.) Provide analysis and recommendations based upon the environmental criteria <br /> encountered in this study. There is a domestic well on the subject property that serves the Prouty <br /> residence and is located near French Camp Road, opposite of the Parcel being split off. The <br /> domestic well was tested for the constituents stipulated by EHD, namely nitrate and the <br /> agrichemicals DBCP/EDB. <br /> Our report is in compliance with the requirements for a Soil Suitability Study under Development <br /> Title Section 9-1105.2 Item (d) of the San Joaquin County Ordinance Codes. <br /> SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The purpose of this project is to create two new parcels from a total area of 12.89 acres, and to <br /> construct a single family residential structures (and a potential, but unlikely second unit dwelling) <br /> on proposed Parcel 2. This Parcel is to be 5.0 acres. The Tentative Parcel Map found in Appendix <br /> "A" illustrates the designations and orientation of the subject Parcels, the location of the subject <br /> property, and the location of the percolation testing on both Parcels. <br /> The subject property is located 1.2 miles southeast of the town of French Camp and one-half mile <br /> south of French Camp Road. Surrounding property use on the east side consists predominately of <br /> agricultural production land -primarily pasture land with almond tree orchards to the south. <br /> Surrounding structures consist of low density housing, barns and other types of ag buildings. <br /> The property is currently, and will remain zoned Agriculture(AL-5). The subject property is <br /> currently composed of the Prouty residence,two barns and a small office building. <br /> Proposed Parcel 2, and a portion of Parcel 1, are currently open pasture land. As noted on the <br /> Tentative Map, this pasture land is irrigated by flood irrigation with the water supplied by the South <br /> San Joaquin Irrigation District(SSJID). Municipal sewer will probably never serve this area, or at <br /> least not for several decades. <br /> As depicted on the attached USGS Map,the topography of the site is 25 feet above MSL,with a slight <br /> land declination toward the north-northeast for efficient flood irrigation. Therefore, septic system <br /> design criteria for slopes do not have to be considered. <br /> It is our understanding that the purchaser of the Parcel 2, Mr. Richard Kearsey, intends to raise his <br /> house four feet. Irrigated fields must remain an acceptable distance from the proposed leachfield, as <br /> illustrated on the attached schematic. <br /> Page-1- <br /> Chesney Consulting <br />
