g. PARKING: Off-street parking shall be provided and comply with the following: (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and truck) shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall be provided where necessary to protect adjacent structures or properties. All other areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip seal. Aggregate base may be used for outside equipment storage areas. (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (3) Parking spaces shall be provided per the following: (A) Phase 1 parking shall include a minimum of eight parking spaces for the custom agricultural manufacturing operation, including one van accessible space (parking standards for custom agricultural manufacturing are 2 spacesl1,000 square feet of building [Development Title Section 9-1015.3]) and 12 spaces for the recycling building, including one van accessible space,as shown on the plan submitted March 3, 1999. (B) Phase 2 parking shall include 12 spaces, including one van accessible space,as shown on the plan submitted March 3, 1999. (C) Phase 3 parking shall include 11 spaces, including one van accessible space,as shown on the plan submitted March 3, 1999. (D) Each parking stall shall be an unobstructed rectangle, minimum 9 feet wide and 20 feet long. (Development Title Section 9-1015.5[b]) (E) All parking stalls and directional arrows must be delineated with paint. (Development Title Section 9-1015.5[d]) In ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan (1) Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 feet for one-way aisles. (Development Title Section 9-1015.5[h]) LANDSCAPING: The following requirements shall apply: (1) One tree shall be required for each five parking stalls, or portion thereof, and shall be evenly spaced throughout each parking lot. (Development Title Section 9- 1020.5) 2. RIPON CONSOLIDATED FIRE DISTRICT The following shall apply to this project:: a. Phase 1: (1) Existing access road surface is sufficient for Phase 1.
