g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes <br /> (automobile and truck) shall be surfaced and permanently maintained with base <br /> material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. All other areas that are used <br /> for vehicular traffic shall be surfaced and permanently maintained with a chip seal. <br /> Aggregate base may be used for outside equipment storage areas. <br /> (2) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> (3) Parking spaces shall be provided per the following: <br /> (A) Phase 1 parking shall include a minimum of eight parking spaces for the <br /> custom agricultural manufacturing operation, including one van accessible <br /> space (parking standards for custom agricultural manufacturing are 2 <br /> spacesl1,000 square feet of building [Development Title Section 9-1015.3]) <br /> and 12 spaces for the recycling building, including one van accessible <br /> space,as shown on the plan submitted March 3, 1999. <br /> (B) Phase 2 parking shall include 12 spaces, including one van accessible <br /> space,as shown on the plan submitted March 3, 1999. <br /> (C) Phase 3 parking shall include 11 spaces, including one van accessible <br /> space,as shown on the plan submitted March 3, 1999. <br /> (D) Each parking stall shall be an unobstructed rectangle, minimum 9 feet wide <br /> and 20 feet long. (Development Title Section 9-1015.5[b]) <br /> (E) All parking stalls and directional arrows must be delineated with paint. <br /> (Development Title Section 9-1015.5[d]) <br /> In ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan <br /> (1) Access driveways shall have a width of no less than 25 feet for two-way aisles and <br /> 16 feet for one-way aisles. (Development Title Section 9-1015.5[h]) <br /> LANDSCAPING: The following requirements shall apply: <br /> (1) One tree shall be required for each five parking stalls, or portion thereof, and shall <br /> be evenly spaced throughout each parking lot. (Development Title Section 9- <br /> 1020.5) <br /> 2. RIPON CONSOLIDATED FIRE DISTRICT The following shall apply to this project:: <br /> a. Phase 1: <br /> (1) Existing access road surface is sufficient for Phase 1. However, appropriate <br /> measures need to be taken to ensure that the 20-foot width is maintained. <br /> Conditions of Approval - 2 - SA-99-24 <br />
