CONDITIONS OF APPROVAL <br /> PA-1300218 <br /> Hail Ulash and Negaar Sab Turkhan <br /> (Go Turkhan Foods, Inc.) <br /> Use Permit Application No. PA-1300218 was approved by the San Joaquin County Planning <br /> Commission on February 6, 2014. The effective date of approval is February 16, 2014. This approval <br /> will expire on August 18, 2015, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, [209] 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a resisted civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). Foundation and soils investigation shall be conducted in <br /> conformance with Chapter 18 of the California Building Code at the time of permit application. A fee <br /> is required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This application is to expand an existing almond and walnut processing facility, <br /> to include the addition of food manufacturing, as shown on the revised site plan dated January <br /> 17, 2014. (Use Type: Agricultural Processing-Food Manufacturing). <br /> 1) Approved Buildings: <br /> a) Construction of a 12,000 square foot agricultural storage building <br /> b) Conversion of an existing 13,500 square foot agricultural storage building to almond <br /> processing building. <br /> This approval supersedes Site Approval application No. PA-0900280. <br /> Existing buildings include the following: <br /> -26,000 square foot roof only agricultural warehouse <br /> -12,000 square foot agricultural warehouse <br /> -12,730 square foot agricultural processing building <br /> -6,000 square foot fumigation building <br /> -12,000 square foot roof only agricultural warehouse <br /> r.nnrtitinnc of AnnrnvA - 1 - <br />
