F <br /> TRODUCTION <br /> port issues our findings regarding the Nitrate Loading Study and Soil Suitability Study for <br /> posed Antonini Enterprises Trucking Facility on French Camp Road. These studies are <br /> required by the San Joaquin County Department of Environmental Health (PHS-EHD) and <br /> comply with the San Joaquin County Development Title, specifically Section 9-1105.2(d). <br /> Mr. Michael Hakeem is the Attorney of Record for the project and has provided the preliminary <br /> information to complete these studies. The Site Plan was provided by Quartaroli and Associates, <br /> Inc. of Manteca, CA. <br /> The site is located one mile west of Highway 99,near the termination of Union Road, The APN <br /> is 177-100-31. The project is presently composed of 40 acres with the proposed zoning changing <br /> from A/G to I/T. The site will be used as a trucking facility with a 10,000 sq ft office and a <br /> 11,200 sq ft shop,both with rest rooms. All trucks will exit empty and return empty and there <br /> will be no on-site material storage or bulk loading. <br /> The purpose of this report is threefold: First, the subject property was evaluated to determine if <br /> the proposed septic system to be installed will function as intended. Secondly,the project was <br /> assessed for current nitrate impact originating from on-site and surrounding land use, with <br /> potential future impact quantified. And thirdly, this report describes a septic system which may <br /> mitigate nitrate-nitrogen environmental impact based on contemporary scientific studies in <br /> conjunction with the on-site soil characteristics. <br /> II. SOIL SUITABILITY STUDY FINDINGS <br /> A. SUBJECT PROPERTY AND SURROUNDING STUDY AREA INFORMATION <br /> The land for the facility and surrounding land has been in agricultural production for many years. <br /> This is evidenced by the United States Department of Agriculture (USDA) Soil Maps for San <br /> Joaquin County. The current surrounding land use is composed of agricultural production and <br /> very low density housing. Directly to the north of the project is the Union Pacific Railroad <br /> tracks. To the northwest is the town of French Camp, which is unsewered, and the Stockton <br /> Airport. The property is in Flood Zones AO,B and C as shown on Community Panel No. <br /> 060299 0605A dated May 15, 1980. <br /> Applications on file with the County Environmental Health Department reveal that there have <br /> been seven permits issued for repairs/additions to existing systems in the one mile study area. <br /> This can be considered a comparatively high number of repairs/additions considering the low <br /> density housing and commercial facilities in this locale. Although the housing density is low,the <br /> requirement for additional drainage can be most likely attributed to the clay/silt stratum which <br /> exists at the typical leachline depth, along with a hardpan layer. <br /> 1 <br /> Na!!ey fig research <br />
