CONDITIONS OF APPROVAL <br /> SA-9412 <br /> ROMAN CATHOLIC BISHOP <br /> Unless otherwise spectfled, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for a 1,400 square foot expansion of an existing church as shown on the <br /> site plan submitted January 3, 1994. <br /> b. 50 parking spaces are required including two spaces for the physically handicapped. <br /> (Development Title Section 9-1015.9) <br /> C. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable dust free surface. (Development Title Section 9-1015) <br /> d. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. Storm drainage run-off due to the <br /> new development shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Improvement Plan. A plan check fee <br /> will be required. (Development Title Section 9-884) <br /> e. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> 1. Exterior walls less than 20'from a property line shall be of one-hour, fire-resistive <br /> construction. <br /> 2. Provide restrooms conforming with all disabled access requirements (C.C.R.,Title <br /> 24). <br /> 3. The proposed project is located within an expansive soil area where a <br /> conventional foundation may not be suitable. Therefore, an engineer is required <br /> to evaluate the foundation design. <br /> 2.
