6/271201D Zi mbra
Zimbra gsanfilippo@sjgov.org
PA-1800096 (SA)
From : Nickolaos Zois <Nickolaos.Zois@stocktonca.gov> Wed, May 30, 2018 09:56 AM
Subject : PA-1800096 (SA) &2 attachments
To : Giuseppe Sanfilippo <gsanfilippo@sjgov.org>
Giuseppe good morning.
Regarding application number PA-1800096 (SA) A.PN 177-490-01 at 514 E FRENCH CAMP
RD, French Camp, this property is designated, in the current Stockton General Plan 2035, to
be Village K on the Land Use Diagram. Please see the village description below:
7.3 Villages
The City shall use the village concept as the primary basis for planning large land
areas as designated on the Land Use Diagram. The Village concept described in
this section will be the basic building block for major new development in the
City. Key features of each village will include a mix of housing types and
densities, and development of a village center comprised of neighborhood
commercial, higher density housing, schools, public service uses (such as a fire
station), bicycle and pedestrian trails, and open space.
Specifically regarding Village K see the description below:
Village K
Given the shape of this Village Area, the Village Center can be located along
either arterial (French Camp Road or South Airport Way. Unlike typical village
design, the Village Center here can be located at the intersection of the two
arterials, but only on one corner. This Village should be designed to take full
advantage of the slough area, and provide a public trail along this alignment. A
pedestrian overcrossing may be warranted over French Camp Road.
The use proposed in PA-1800096 (SA) is under the definitions shown below, found in the
Stockton Municipal Code, title 16, section 16.240.020:
Vehicle Storage (Land Use). Service establishments in the business of storing
operative cars, trucks, buses, recreational vehicles, boats, and other motor
vehicles for clients. Includes long-term public and commercial garages, parking
lots and structures, except when accessory to a primary use. (All primary uses
are considered to include any customer or public use off-street parking required
by the Development Code.) Includes sites where vehicles and/or trailers are
stored for rental or leasing. Does not include dismantling yards ('Recycling
facilities—Scrap and dismantling yards").
and
http://zimbra/zimbra/h/printmessage?id=11303&tz=America/Los Angeles 1/2
