CONDITIONS OF APPROVAL <br /> MS-94-23 <br /> Moore <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. The minimum width of Parcels 1 and 2 and the Designated Remainder shall be 50 feet <br /> (Development Title Section 9-410.4). Parcel widths shall be shown on the Parcel Map. <br /> b. The following note shall appear on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> • Pursuant to Sections 9-1120.11(b) and 9-1105.11(b) of the Development Title, the <br /> undeveloped designated remainder shall be served by public water and <br /> wastewater disposal systems prior to any grant of approval for a development <br /> project or issuance of a building permit on the remainder. <br /> C. The following note shall appear on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> I <br /> The undeveloped designated remainder shall be served by a public storm <br /> drainage system prior to any grant of approval for a development project or <br /> issuance of a building permit on the remainder. } <br /> d. Future development on the site shall comply with the provisions of the Flood hazards � <br /> Section (Division 9-1605) of the Development Title. i <br /> I <br /> e. The development approved by Site Approval Application No. SA-93-43 shall be wholly <br /> confined to Parcel 2 and shall respect the yard requirements of the C-FS zone, as <br /> contained in Table 9-410.3 of the Development Title. <br /> f. Except as otherwise noted by these Conditions of Approval, this approval shall not modify <br /> anv of the Conditions of Approval for Site Approval Application No. SA-93-43. <br /> i 2.
