SA-01-22 OF LANNY BOWDEN (C/O WILLIAM AND <br /> ADELE GOMES) <br /> This is a pre-application conference for a Site Approval to construct a mini-storage <br /> facility on a vacant 5.80 acre parcel. The facility will include eleven (11) mini-storage <br /> buildings of various sizes totaling 104,430 square feet. The facility will also include a <br /> 1,200 square-foot, single story building containing an office and a caretaker apartment. <br /> The facility will operate seven days a week during the hours of 9 a.m. to 5 p.m. <br /> The project site is located on the east side of French Camp Road, 1,200 feet north of EI <br /> Dorado Street, French Camp. (Use Type: Personal Storage) <br /> General Plan & Zoning <br /> The General Plan designation for the project site is C/G (General Commercial) and the <br /> planned road that will intersect the site, as shown on the General Plan, is designated as <br /> an Expressway. The zoning for the project site is currently C-G (General Commercial). <br /> The 'Personal storage" use type may be conditionally permitted in the C-G zone with an <br /> approved Site Approval. <br /> Road Alignment <br /> The City of Stockton and Caltrans have proposed an expressway, known as the Arch- <br /> Sperry Expressway, which would link Interstate 5 and State Route 99. The proposed <br /> road would intersect the northeastern section of the project site. The date of <br /> construction of the road is not known at this time. The site plan shows the location of the <br /> future expressway. The proposed project has been designed so that improvements and <br /> structures will not be impacted by construction of the future expressway. <br />
