 KLEINFELDER
File No. 20-4654-O1.G01 514
November 6, 2001
Mr. Lanny G. Bowden
6791 Terreno Drive
Rancho Murieta, CA 95683
Subject: SOIL SUITABILITY AND NITRATE LOADING STUDY
FRENCH CAMP MINI-STORAGE (APN 193-02-32) FFP-h 7
FRENCH CAMP, CALIFORNIA
Dear W. Bowden:
Kleinfelder is pleased to present the results of our soil suitability and nitrate loading study for the
referenced property located in French Camp, San Joaquin County, California. The study was
performed in general accordance with the requirements of Section 9-101000 of San Joaquin
County Ordinance. The following includes background information regarding the proposed
development, present and past use of the site, and the historical groundwater depths in the project
area. Finally, the results of our nitrate loading calculations and project limitations are provided.
PROPOSED DEVELOPMENT
We understand the subject 9.53-acre site will be developed as a mini-storage facility with a
combined on-site 800 square foot (S.F.) office and 800 S.F. apartment. We anticipate the
proposed office and apartment building will be a two-story, wood-frame structure. Appurtenant
construction may include paved driveways, various concrete flatwork, and buried utilities.
Grading plans were not available at the time this report was prepared; however, as site
topography is relatively level, cuts and fills during earthwork are anticipated to be minimal (2
feet or less in vertical extent) in order to provide level building pads.
We anticipate that waste disposal for the office and residence will be provided by an individual
on-site sewage disposal system consisting of a conventional septic tank and leach trench disposal
field. We anticipate that the office portion of the building will have one toilet, and the apartment
portion of the building will have one bathroom with one toilet. For the purpose of this analysis,
we have assumed that the office/apartment will rodsimilar waste eneration to the waste
generation of a 3 bedroom 2 bath s nis gle family rest ence.
PRESENT AND PAST USE OF THE SITE
A review of in-house aerial photographs from 1963 and 1975 indicates that the site was
cultivated with row crops. It appears that for the last 38 years or more the site has been used as
farm land.
204654-01.G01/20 1 181 3 57 November 6,2001
©2001 Kleinfelder,Inc.
