CONDITIONS OF APPROVAL <br /> MS-93-113 <br /> WAYNE CASTLE <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Parcel 1 shall contain ten (10) acres. (Development Title Section 9-610.3{a}) Parcel <br /> sizes shall be shown on the Parcel Map. <br /> b. The minimum width of the Parcel 1 shall be 150 feet. The minimum width of the <br /> Designated Remainder shall be 330 feet. (Development Title Section 9-610.4) Parcel <br /> widths shall be shown on the Parcel Map. <br /> C. The following note shall be placed on the Parcel Map: <br /> In accordance with Section 9-610.3 of the San Joaquin Development Title for the <br /> creation of homesite parcels, these parcels cannot be further subdivided. <br /> d. Parcel 3 shall be deleted from the Parcel Map; resulting in a ten-acre Parcel 1 in the <br /> northwest corner of the subject parcel and a 56.1-acre Parcel 2. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> See attached memo dated December 15, 1993. <br /> 3. ENVIRONMENTAL HEALTH DIVISION: <br /> See attached memo dated November 29, 1993. <br /> 4. COUNCIL OF GOVERNMENTS: <br /> a. An Avigation Easement in favor of the airport shall be provided. <br /> b. Potential future owners shall be notified of the proximity to the airport and the occasional <br /> noise disturbances associated with its use. <br /> C. Occupied structures shall be soundproofed to reduce interior noise levels to 45 dB. <br /> Conditions of Approval 1 - MS-93-113 <br />
