County of San Joaquin <br /> December 1 , 1993 <br /> Mr. Richard Larrouy ,lLy �;J, I <br /> Community Development Department <br /> Development Services Division = C' 31993 <br /> 1810 East Hazelton Avenue <br /> Stockton, CA 95205 <br /> RE: MS-93-113 Minor Subdivision <br /> Stockton Metropolitan Airport <br /> Dear Mr. Larrouy: <br /> Thank you for submitting the above-referenced proposal to the San Joaquin County <br /> Airport Land Use Commission for review and comment. State law requires that <br /> land uses within airport areas of influence conform with the Airport Land Use Plan. <br /> The applicant proposes a minor subdivision to create two 10-acre homesite parcels <br /> and a 46.1 acre parcel. The proposed project site is located on the south side of <br /> French Camp Road, on both sides of Castle Road, east of Manteca. This site is <br /> within Stockton Airport's area of influence, falling in the Conical Zone but outside <br /> of any high noise contours. According to our GIS maps, the proposed site is <br /> approximately 2.6 miles from the end of the airport runway. At this distance, any <br /> structure that exceeds a height of 137 feet would necessitate FAA review. <br /> There are few restrictions necessary in the Conical zone. However, residential uses <br /> within an airport's area of influence must have an avipation easement recorded In <br /> favor of the airport, a copy of which is included. Residential use of the site is <br /> permitted, but potential future owners should be notified of the proximity to the <br /> airport and the occasional noise disturbances associated with its use. Moreover, <br /> occupied structures must be soundproofed to reduce interior noise to 45 dB <br /> according to State guidelines. <br /> In addition, restrictions which apply to all airport zones include a prohibition on <br /> reflective building material in structures or signs, to avoid distracting pilots. Finally, <br /> power lines must be underground if necessary to prevent hazard to aircraft.
