CONDITIONS OF APPROVAL <br /> DONALD L. ROBERTS <br /> MS-92-4 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Frewert Road shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels #1 and <br /> #2 , and an estimate. The estimate and legal descriptions <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval . As an option the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $100. 00) . <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. A Parcel Map is required. <br /> e. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 096. 00 per single family dwelling unit in the Lathrop area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br />
