2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 50- <br /> foot-wide right-of-way from the centerline of Frewert Road to the property across the parcel's <br /> frontage. A$410.00 fee currently is required for processing, per Development Title Table 9-240.2, <br /> in addition to a copy of the Grant Deed. The fee due will be based on the current fee schedule. <br /> (Development Title Section 9-1150.5) <br /> d. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$1,447.00 per 1000 gross <br /> square feet of building designated as Service Commercial in the Lathrop area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolution R-00-433) <br /> e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> f. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Linda Turkatte, 468-3441) <br /> a. The number of animals per acre shall be consistent with appropriate waste management practices. <br /> A manure management plan shall be submitted for approval to the Environmental Health <br /> Department. A review fee of$186.00 is applicable at the time of submittal. Compliance with <br /> Development Title 5 and the California Code of Regulations, Title 23, Division 3, Chapter 15, Article <br /> 6, shall be addressed in the manure management plan. <br /> b. State on revised site plans the maximum number of employees and customers the sewage disposal <br /> system is being designed for. In addition, show on revised plans that the leach field area will be <br /> barricaded so it cannot be driven over, parked on, or used as a storage area. This leach field area <br /> must be used for that specific purpose only, and it cannot contain any underground utility lines <br /> (Development Title Section 9-1110.4[c][5]).
