Storm Drainage <br /> Storm water drainage must be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements must be shown on a revised Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect must be included. (Development Title <br /> Section 9-1135) <br /> Pa_ rking <br /> The application lists a 160 square foot office as the only building associated with the <br /> business. The existing structures are not part of the business. The parking requirement <br /> for the Agricultural Waste Use Type is 2.5 spaces per 1000 square feet of building. This <br /> indicates the need for one (1) parking space, which shall be van accessible. <br /> (Development Title Section 9-1015.3) <br /> All parking spaces, driveways, and maneuvering areas, including a minimum of the first 100 <br /> feet of the access driveway, must be surfaced and permanently maintained with base <br /> material of appropriate depth and asphalt concrete or Portland cement concrete to provide <br /> a durable, dust free surface. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. (Development Title Section 9-1015.5[ej) <br /> Access <br /> Access driveways must have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles. Driveways designated as fire access <br /> aisles must be a minimum of twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h)[1)) <br /> Adequate spacing for access and fire breaks around and between the windrows will be <br /> required by the Lathrop-Manteca Fire District <br /> Fire Suppression <br /> In order to commence construction beyond the foundation stage or storage of building <br /> materials, requirements for emergency vehicle access and adequate water for fire <br /> suppression must be provided in accordance with Section 901.3, Section 902.2.1, <br /> Section 903.2 and Section 8704 of the 2001 California Fire Code. (Lathrop-Manteca Fire <br /> District memo) <br /> Structures <br /> The 160 square foot office is the only structure associated with the composting business. <br /> Development Title Section 9-818.5 permits the expansion or adjustment of an existing <br /> development without the need for a new Site Approval when the expansion involves no <br /> more than a 25% increase in floor area covered by existing structures associated with <br /> the use.
