CONDITIONS OF APPROVAL <br /> PA-02-127 <br /> Marshall <br /> Site Approval Application No. PA-02-127 was approved by the San Joaquin County Community <br /> Development Department on May 20, 2002. The effective date of approval is May 30, 2002. This <br /> approval will expire on November 29, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller, 468-3228) <br /> a. APPROVED USE: This approval is for a private right-of-way from Oakwood Road to Lot 82 (parcel <br /> 185-060-56) on Frick Road in Oakwood Farms Tract No. 2 as shown on the Plan dated March 29, <br /> 2002. <br /> b. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> c. ROADWAY STANDARDS: The entire length of the private right-of-way, and any required <br /> secondary method of access, from a maintained county, city, or state road to the driveway serving <br /> the development shall be constructed and maintained to the standards required by Section 10.207 of <br /> the Uniform Fire Code and applicable San Joaquin Improvement Standards. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> 2.
