PA-0600064 OF DAVID AND <br /> PAULA MAZZERA(C/O DILLON & MURPHY) (APN: 091-210-24)(ADDRESS: <br /> 18721 E. FRONT STREET, LINDEN) <br /> The applicant has submitted the above referenced Minor Subdivision Pre-Application to <br /> subdivide an existing 17,000 square foot parcel into two parcels. There are two existing <br /> houses, a garage, a greenhouse, a gazebo, and a shed on the parcel. The garage is <br /> accessed from a driveway from both E. Front Street and Ione Street. <br /> The project site is located on the northeast corner of Ione Street and north side of E. <br /> Front Street, Linden. <br /> The property has a General Plan designation of R/L (Low Density Residential) and is <br /> zoned R-L (Low Density Residential). <br /> The Community Development Department has reviewed the Minor Subdivision Pre- <br /> Application and has the following comments: <br /> Lot Width <br /> The minimum lot width required in the R-L zone is sixty (60) feet for lots (Development <br /> Title Section 9-3103.3) and is sixty-five (65) feet for corner lots. (Development Title <br /> Section 9-310.8) A Deviation application can be submitted for Parcel 1 to allow the lot <br /> width to be reduced to fifty-five (55) feet. Parcel 2 can meet the lot width requirement for <br /> corner lots if the front of the parcel is considered to be along Ione Street. <br /> Lot Area <br /> The minimum lot area required for the R-L zone is 6000 square feet. The proposed <br /> parcels as shown on the tentative map are 7,650 square feet and 9,350 square feet.
