CONDITIONS OF APPROVAL <br /> PA-1100061 <br /> Jaques <br /> Lot Line Adjustment Application No. PA-1100061 was approved by the San Joaquin County <br /> Community Development Department on May 10, 2011,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on November 8, 2012, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John Funderburg, 468-3160) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated April 14, 2011. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner_ Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptionsshall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9--872.4) <br /> c. LOT SIZE: The following lot size regulations shall apply: <br /> (1) Parcel One shall be a minimum of ten gross acres in size. (GC 51222) <br /> d. PROPERTY LINE SETBACK: (the following requirement shall apply) <br /> (1) The proposed new side yard property line for Parcel One and Two shall meet the side yard <br /> setback requirements for the AG-80 zoning designation (General Agriculture, 80-acre <br /> minimum)for non-agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Seethe attached memo dated April 25, 2011) <br /> NOTES AND INFORMATION ONLY: <br /> Delta Protection Commission (See the attached memo dated May 4, 2011) <br /> The adjusted parcels are under Williamson Act Contract No. 72-C1-242.
