PREVIOUSLY APPROVED CONDITIONS OF APPROVAL <br /> PA-0600482(MS,TE) <br /> C&T MURPHY PARTNERS LLC&WILLIAM MURPHYIDILLON & MURPHY <br /> Six-Year Time Extension application for a previously approved Minor Subvision Application No. <br /> PA-0600482 was approved by the San Joaquin County Community Development Department on <br /> August 15, 2017. The effective date of approval is August 25, 2017. This approval will expire on <br /> June 15, 2023, which is 12 months from the initial effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with (2) all necessary building permits have been <br /> issued and remain in force, and (3) all necessary permits from other agencies have been issued <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, [209]468-3160) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map dated <br /> August 24, 2006. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 (Homesite Parcel)shall have a minimum lot width of 150 feet.(Development Title <br /> Section 9-610.4) <br /> (2) Parcel 1 (Homesite Parcel)shall not contain less than two(2)acres or more than five (5)acres in <br /> size(Development Title Section 9-610.3). <br /> c. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the <br /> instrument number of said recorded notice, stating that: <br /> (1) The homesite (parcel) shall not be transferred until June 16, 2017 or upon the death of an owner <br /> owning at least fifty(50) percent interest in the homesite parcel. <br /> (2) The property shown on the Parcel Map is restricted from further subdivisions for homesite <br /> purposes, except for financing only, by Section 9-610.3 of the San Joaquin County Development <br /> Title. <br /> d. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes.
