Flag City Design Guidelines <br /> Chapter 2-Flag City Design Guidelines <br /> SECTION 2.1 <br /> SITE PLANNING <br /> In addition to the requirements contained in the Development Title, the following site <br /> planning guidelines shall apply to new development within the Flag City District: <br /> 2.1.1 Visual and Circulation Continuity <br /> • Adjacent developments shall have visual and circulation continuity between <br /> adjacent developments to create design continuity along public streets. <br /> Similar building forms, heights, materials, landscape patterns and signage <br /> shall be utilized when feasible. <br /> • Connected walkways and shared driveways shall also be used when feasible. <br /> • The number of curb cuts for driveways shall be minimized. <br /> 2.1.2 Parking <br /> • When feasible, parking spaces shall be located on the side of buildings or <br /> behind buildings. When feasible, parking shall not be located between the <br /> building and the public street. <br /> 2.1.3 Street Liehtine <br /> • Pedestrian-oriented lighting shall be provided along walkways between <br /> parking areas and the building entrance(s). <br /> 2.1.4 Screenine <br /> • Screening of trash and outdoor storage areas shall be compatible with the <br /> architectural character of the new development. Roofed storage areas are <br /> encouraged. <br /> • Utility pedestals and boxes, transformers, water meters, and other ground <br /> level mechanical equipment must be carefully planned and screened from <br /> public view. Site plans shall accurately identify the location of this equipment <br /> and the method of screening. <br /> • Storage yards and service areas shall be screened from off-site views using <br /> plantings or a combination of planting, fences, and walls. <br /> • When shrubs are used for screening, they should provide a visual screen of a <br /> minimum height of thirty (30) inches after two (2) years of growth. Shrubs <br /> and walls should not obstruct views of oncoming traffic at driveways. <br />
