Flag City Design Guidelines <br /> Chapter 2-Flag City Design Guidelines <br /> SECTION 2.3 <br /> ARCHITECTURE <br /> The following architectural requirements shall be applicable to all new development <br /> projects in the Flag City District. <br /> 2.3.1 Walls <br /> • Exterior wall materials with integral color and texture are encouraged. Bright <br /> colors and highly reflective wall surfaces are discouraged. Colors and tones <br /> which convey a high quality environment are encouraged. <br /> • When long or high blank walls are necessary, and are visible from off-site <br /> locations, visual relief through pilasters, reveals, color and material change, or <br /> small offsets in the walls, shall be provided. <br /> 2.3.2 Buildings <br /> • Building heights, setbacks and architectural features shall be varied to define <br /> different functions such as restaurants, gas stations, other commercial shops, <br /> etc. <br /> 2.3.3 Roofs <br /> • Built up roofs should be accompanied by parapets. Roof aggregate should be <br /> earth-tone color, or matched with the color of sloped roof surfaces on the <br /> building. <br /> • Metal roofing systems with integral color may be used. Bright-colored and <br /> highly reflective roof surfaces such as unpainted galvanized metal roofing <br /> shall be prohibited. <br /> 2.3.4 Equipment Screening <br /> • Mechanical equipment, solar collectors, satellite dishes, communication <br /> devices and other equipment should be concealed from view of public streets. <br /> Adjacent properties and pedestrian areas. <br /> • Roof-mounted mechanical equipment should be minimized. When used, it <br /> shall be screened from view. <br />
