EnXco utilized propane in its forklifts and for a portable heater used in the warehouse area. <br /> SECOR observed a part oven in the warehouse area. Concrete floors in the warehouse area <br /> were in good condition with no cracks or chips. SECOR observed absorbent pads around the <br /> bottom of the parts washer indicating a possible recent spill. Mr. Sam Mingua, Shop Supervisor <br /> advised SECOR the pads are placed to collect possible drippage from the cleaned parts and <br /> prevent a trip and fall hazard to workers. Mr. Mingua also advised SECOR that Safety-Kleen <br /> empties and refills the parts washer with the QSOL 300 cleaning solvent as needed. <br /> Since SECOR's investigation of January 19, 2005, EnXco has vacated their tenant space at <br /> Patterson Pass Business Park Building #6. According to Ms. Kathy Tani, Property Manager for <br /> Building #6, as of April 1, 2005, EnXco moved out and restored the warehouse and office areas <br /> of the building to their original condition. Ms. Tani advised that the concrete flooring in the <br /> warehouse area was in excellent condition, and that no staining or evidence of release was <br /> observed. Ms. Tani also advised that the warehouse area was renovated and that Bunzl is <br /> currently occupying the space. The office area is in the process of being renovated to <br /> accommodate Bunzl. <br /> Aerial photo review, interviews, and other related records searches indicated that the subject <br /> property building was constructed in 1999. Prior to construction, the subject property was <br /> undeveloped land. The historical review did not identify evidence of past on-site activities that <br /> appear to pose a risk of adverse environmental impacts on the subject property. <br /> A review of federal and state databases of known or suspected contaminated sites and other <br /> related environmental databases provided by Environmental Data Resources, Inc. (EDR) <br /> identified the subject property, specifically EnXco (a former tenant), on the RCRA-SQG <br /> database. This listing was for tracking purposes only, no violations were reported. One <br /> California Spills, Leaks, Investigation and Cleanup (CA SLIC) facility is located approximately <br /> 0.44 mile west-northwest of the subject property. SECOR contacted the Central Valley <br /> Regional Water Quality Control Board on January 26, 2005 for information regarding this facility. <br /> As of the date of this report, no response was received. However, based on its distance from <br /> the subject property, and its cross-gradient location in relation to groundwater flow, it appears <br /> unlikely that this facility would have an adverse environmental impact on the subject property. <br /> No further investigation is warranted. No other nearby sites were identified on the database as <br /> environmental concerns to the subject property. <br /> The results of this Phase I ESA represent a review of current conditions at the property, based <br /> on available information as described above. This assessment has revealed no evidence of <br /> recognized environmental conditions in connection with the subject property.
