INTRODUCTION - <br /> Mr. Dan Van Vuren is creating a second parcel from property he owns at 17463 East Gawne <br /> 'Road near Stockton, CA. The purpose of this project is to create a homesite parcel which is <br /> removed from the remaining property. According to the San Joaquin County Development Title, <br /> a Surface and Subsurface Contamination Report (SSCR)must be conducted prior to the time of <br /> Tentative Map submittal. The purpose of this report was to investigate the subject property for <br /> real or potential environmental contamination and report the findings to the Client and the San <br /> Joaquin County Environmental Health Department. This report complies with the San Joaquin <br /> County Ordinance, specifically 9-905.12(a) for a "Surface and Subsurface Contamination <br /> Report." - <br /> �E <br /> In addition, this report addresses and evaluates non-point sources of hazardous materials, as well <br /> as potential point sources. Non-point sources of hazardous materials include agricultural <br /> chemical residues, high concentration of nitrate laden groundwater and the potential for bovine <br /> nutrients produced by the dairy to exceed the agronomic capacity of the land owned by Mr. Van <br /> Vuren. Point sources investigated include fuel storage tanks, septic systems and/or chemical <br /> storage areas. <br /> No chemical analysis was conducted for this investigation, nor was there an inspection of the <br /> existing structures for asbestos containing materials (AGMs). An analysis of the domestic well <br /> 1 serving the Van Vuren's current house, and the well for the dairy was not tested for nitrates and <br /> the agrichemical dibromochlorpropane (DBCP). If the project continues as planned, these wells <br /> will be tested for completion of the Soil Suitability Study. <br /> SITE DESCRIPTION - <br /> As illustrated on the attached Assessor's Parcel Map, Parcel 1 will be the homesite Parcel <br /> consisting of 3.0+ acres and Parcel l will be denoted as the "Designated Remainder," consisting <br /> of 83.89 acres. The homesite parcel and the Designated Remainder are currently planted in <br /> pasture grasses, which are not rotated with other crops. These crops provide forage for the Van <br /> Vuren Dairy, located on the proposed Remainder. The site is bordered to the north, south, east <br /> and west by agricultural production land, including vineyards and pasture, and very low density <br /> 1 single family housing. Gawne Road is the south property border and the Little Johns Creek is <br /> the north border. <br /> The Van Vuren Dairy is an organic dairy and has been organic for the past 10years. Therefore, <br /> a— <br /> no antibiotics, etc. are used on the animals and no..agrichemicaLs-applied to the cropland. The <br /> property has been farmed by the Van Vuren family for the past 51 vears. The region has.been <br /> 1 ,e91; dIJ <br /> Nally Ag Research <br /> 7 <br />
