V <br /> Rick Griffin 2 <br /> Community Development Department <br /> PA-0900272 <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 3. The location of Temple Creek shall be delineated on the Parcel Map. <br /> 4. The extent of the special flood hazard area designated as Zone AO shall be delineated on the Parcel Map and <br /> noticed by a statement Zone AO is a special flood hazard area of shallow flooding one-foot (1') above <br /> natural grade. <br /> I <br /> 5. A covenant to grant a perpetual exclusive easement for maintenance and construction along Temple Creek <br /> shall be recorded prior to approval of the parcel map. The perpetual exclusive easement shall be no less <br /> than fifty feet(50') in width measured perpendicularly outward from the centerline of Temple Creek towards <br /> the left and right banks, between the west property line of Parcel 2 and the east property lines of Parcel 1. <br /> Informational Notes: <br /> (i) Any construction activity that results in the disturbance of at least one (1) acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acres, are required to obtain coverage under the General Permit for Discharges of <br /> Storm Water Associated with Construction Activity(Construction General Permit, 99-08DWQ) <br /> (www.swreb.ca.gov/stormwtr/gen_const.html#const_permit). Construction activity subject to this permit <br /> includes clearing, grading and disturbances to the ground such as stockpiling, or excavation,but does not <br /> include regular maintenance activities performed to restore the original line, grade; or capacity of the <br /> facility. <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, Chapter 9-1605) <br /> and all requirements of the State of California (CCR Title 23) that are in force at the time of permit <br /> issuance.
