EL 0STREET <br /> STOCKTON,, CAA 95202-1 997 <br /> February 25, 2002 <br /> t <br /> Leanne Mueller <br /> San Joaquin County Community Development <br /> Development Services Division <br /> 1810 East Hazelton Avenue <br /> Stockton, CA 95205 <br /> MINOR SUBDIVISION APPLICATION TO SUBDIVIDE ONE 0.28 ACRE PARCEL INTO TWO 0.14 <br /> ACRE PARCELS - 147 NORTH GERTRUDE AVENUE (APN 157-343-02) PA-02-45 (MS) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1. The owner/developer should dedicate as needed within the limits of the project to provide a <br /> 50-foot street section (25-foot half section) on Mrytle Street. <br /> 2. Frontage improvements including, but not limited to, curb, gutter, sidewalk, driveway <br /> installation, pavement widening and street lighting should be installed prior to occupancy of <br /> any new buildings/structures on this site. Should installation of these improvements prove <br /> not practical due to existing physical constraints, the owner/developer should enter into a <br /> Deferred Improvement Agreement whereby the owner/developer agrees to install the <br /> required improvements at such time as it is practical. <br /> 3. Sanitary sewer connections shall be provided to each lot in conformance with Stockton Municipal <br /> Code Section 7-089.11. Therefore, Improvement Plans shall be submitted to the City of Stockton <br /> Public Works Department for the required Sanitary Sewer Line extension to serve parcel one. <br /> Further, the following should be for.varded as additional comments to the owners/developer: <br /> 4. All on-site septic tanks and/or wells shall be abandoned in accordance with San Joaquin County <br /> Development Title Standards. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
