CONDITIONS OF APPROVAL <br /> PA-1800332(LA) <br /> THOMAS E. PEREIRA 1 QUARTAROLI&ASSOCIATES, INC. <br /> Lot Line Adjustment Application No. PA-1800332 was approved by the San Joaquin County <br /> Community Development Department on March 18, 2019, which is the effective date of approval. <br /> This approval will expire on September 16, 2020, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Christine Luckasen, [209]468-0214) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated December 19, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. SETBACKS: All new property lines shall meet current setback requirements from structure(s), either <br /> by relocating the proposed lot lines, or obtaining a demolition permit or building permit to relocate <br /> existing structures shall be obtained prior to the recordation of the Notice of Lot Line Adjustment. <br /> 2.
