Phase 1 includes the construction of a <br /> 31,638 square foot multi-purpose assembly hall for educational programs and recreational activities and conversion of an <br /> existing 6,150 square foot agricultural building into a storage building. Phase 2, to be completed within five years, includes <br /> the construction of a 20,555 square foot social hall with a kitchen, dining area, and retreat area. No additional members are <br /> proposed with phase two.This parcel is not under a Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). <br /> PROJECT LOCATION: The project site is located on the north side of West Grant Line Road, 985 feet east of Hansen <br /> Road, Tracy(APN/Address: 209-190-33/16215 West Grant Line Road, Tracy)(Supervisorial District: 5). <br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration may be proposed for adoption. Copies of the Initial Study <br /> and proposed Negative Declaration will be available at the Community Development Department. <br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the <br /> Community Development Department no later than July 4, 2018. Comments or recommendations received after that date <br /> would not be used in staffs analysis and recommendation for this application.
