MHCSD. The applicant will be required to sign a storm water management plan with the <br /> MHCSD. <br /> e) All catch basins adjacent to and within the development area shall include a filter/insert per the <br /> MHCSD storm water management plan. <br /> f) All water lines shall include water meters, backflow prevention devices and fully comply with <br /> MHCSD standards and ordinances to protect the public water system. <br /> g) All water lines must include a valve to isolate and shut off the line in case of a leak or failure. <br /> h) All onsite utility facilities shall be privately owned and maintained in accordance with MHCSD <br /> ordinances and standards. <br /> i) Utility easements shall be provided to MHCSD on all utility lines and facilities for MHCSD <br /> inspections. <br /> j) Applicant shall modify and/or reconstruct any existing infrastructure improvements, such as <br /> curb, gutter, sidewalks, landscaping, pavement markings, signage, lighting, etc., to control <br /> access in and out, as well as parking, of the proposed development area onto arterial roads <br /> and/or local roads, as approved by MHCSD. Such determinations shall be made during the <br /> Improvement Plan review process and/or the Encroachment permit review process and/or <br /> prior to the building pet mitissuance. <br /> k) Applicant shall coordinate with the master developer (MHI) and ensure that all surrounding <br /> arterials roadways, including landscaping, and improvements such as the Community Entry <br /> and traffic signals. <br /> 1) Please confirm that the proposed development will have a 3rd party to cover and maintain all <br /> proposed on-site and development - related improvements. <br /> m) Provide onsite civil improvement plans: <br /> a. Show details of connection points <br /> b. Any unused stubs need to be capped at the property line. <br /> n) Provide cut sheets for proposed equipment (such as backflow prevention devices, double <br /> check valves, etc.) used at points of connections. <br /> o) Provide details for on-site storm water management plan. <br /> p) Applicant shall complete all unfinished and perimeter landscaping to the ultimate design and <br /> per the MHCSD standardsand guidelines. <br /> q) Show the sight line triangles for all driveway exits. <br /> r) Please confirm with the county that the on-site landscaping and architecture is being reviewed <br /> for consistency with the applicable Commercial, Office and Industrial Design Manual, <br /> standards, and guidelines <br /> s) Provide a graphical plan showing the delivery truck/tanker access to the site. <br /> t) All improvements (frontage and off-site)identified by the traffic study shall be incorporated into <br /> a preliminary plan and submitted to MHCSD for review and approval bb) Provide an evaluation <br /> for On-Site Storm and Runoff Water Treatment requirements in accordance with the NPDES <br /> permit requirements, specifically the MS4 permit requirements for on-site water treatment <br /> 9 <br />
