Entries shall be designed consistent with Specific Plan III and the <br /> MHCSD Design Manual,and shall be reviewed and approved by the CDD Director and the MHCSD <br /> V General Manager concurrently with the project improvement plans prior to the approval of the project's <br /> Final Map or other development permits if no subdivision map is submitted for the property. <br /> L <br /> Specific provisions for entry treatments are described below. Modifications shall be limited to improved <br /> plant selection. <br /> a. Community Entries <br /> The landscape treatment of all community entries includes: <br /> • Groves of ornamental trees,the pattern of planting recalling the agricultural orchards common to the region. <br /> • Tree windrows as a backdrop to the entry area. <br /> 6. N Bands of flowering accent shrubs and paving. <br /> • Masonry or other durable ornamental entry wall behind windrows/columnar backdrop trees. <br /> 6 Accent paving in pedestrian or vehicular areas. <br /> Expanded pedestrian walks emphasizing the pedestrian amenities and facilities. <br /> The community entries at the eastern and western community boundaries on Grant Line Road include: <br /> • Special landscape treatments consistent with the roadway corridors <br /> Identification features such as monuments,pylons,walls or other architectural elements. <br /> i <br /> b. Arterial Intersections <br /> Landscape treatments for Arterial intersections use elements such as pylons,walls,paving or other details <br /> established by the community entries, and plant materials from one of the intersecting Arterial streets. <br /> Landscape treatments shall be consistent with Figure 4-22. <br /> c. Neighborhood Entries <br /> Neighborhood entries occur at the entries to neighborhoods from arterial streets, as shown on Figure 4-19. <br /> The landscape treatment of neighborhood entries shall be similar within a neighborhood as shown on <br /> im. Figure 4-23. However,the dimensions of the neighborhood entries may vary at different locations within <br /> a neighborhood to fit the dimensional criteria of adjacent lots.
