Mountain House Specific Plan III <br /> ............................................... ........................................................................................................................... <br /> 4.3.3 Implementation Measures <br /> The implementation section is intended to provide the Special Purpose Plan development standards for <br /> the Neighborhood A/B Neighborhood Center as allowed for in the Mountain House Master Plan. The " <br /> implementation standards describe requirements relative to uses, locations, access,physical relationships, <br /> pedestrian facilities, service, landscape and design requirements. Subsequent development plans for all — <br /> uses within the boundary of the Neighborhood Center must be consistent with these implementation <br /> standards as well as other applicable requirements of Specific Plan III,the Development Title, and other — <br /> applicable Community Approvals. An intent of the Neighborhood Center implementation standards is to <br /> provide an adequate level of detail for design of the Neighborhood Center such that the need for _ <br /> subsequent, discretionary permits may be waived by the Director where development applications are <br /> found consistent with SP III and Development Title standards and there are no unresolved planning <br /> issues. <br /> The boundary of the Neighborhood Center area addressed by the implementation standards includes the <br /> Neighborhood Center uses(two schools, park, neighborhood commercial), surrounding roadways(see <br /> Figure 4-28,Neighborhood Center Plan)and immediately adjacent residential areas. Final dimensions <br /> and configurations for residential uses will be determined by the Tentative Map for each area. Adjacent <br /> residential uses may change without an amendment to the Neighborhood Center Plan, to the extent that <br /> such changes do not impact other features of the Plan. Minor modifications to the Neighborhood Center <br /> Plan including reconfigurations,placement of facilities or land use relationships which do not violate or <br /> adversely impact other elements of the Plan may be allowed without a formal Specific Plan Amendment <br /> subject to approval by the Director. -- <br /> Requirements for the school site and facilities are subject to the concurrence of the Lammersville School <br /> District. Alternate proposals made by the District do not require approval by San Joaquin County or <br /> amendment of the Neighborhood Center Plan. <br /> 4.3.3.1 Neighborhood Center Standards <br /> a. General Land Use. Neighborhood schools,parks and commercial sites shall be located as indicated <br /> by Figure 3.1: SPIII Map and Zoning. Land uses that are permitted in the Neighborhood Centers <br /> shall be as specified by the Mountain House Development Title. <br /> 1. Site Design. The site design of Neighborhood Center shall be generally consistent with the <br /> Neighborhood Center Plan indicated in Figure 4-28, subject to minor modifications during - <br /> 4-42 Draft 03/14/05 <br /> ............................................................... .......................................................................................................... <br />
