Mountain House Specific Plan III <br /> .................................................................................................................................................................................. <br /> CHAPTER THREE: LAND USE <br /> 3.1 Introduction <br /> This chapter summarizes Master Plan provisions for land use and zoning,including the Specific Plan III land use <br /> plan and program,land use regulations,Development Standards,affordable housing and jobs-housing balance,and <br /> implementation measures for Specific Plan III. More detailed design provisions are located in Chapter Four: <br /> Development and Design. <br /> r <br /> 3.2 Land Use Plan and Program <br /> 3.2.1 Master Plan Summary <br /> — The Master Plan adopted land uses for all areas within Specific Plan III and identified approximate acreages <br /> for the land uses as shown on Master Plan Tables 3.1,3.2, and 3.3. Table 3.2 of Specific Plan III contains the <br /> `- land use categories and use descriptions adopted by Master Plan. The Master Plan directs that Specific Plans <br /> shall establish zoning within Specific Plan Areas. The Mountain House Development Title zoning <br /> designations that implement the Master Plan land use designations are shown in Table 3.4. The Land Use and <br /> Maximum Residential Buildouts(Figure 3.2) implement the Master Plan Land Use Map, as amended.The <br /> ` Zoning Map(Figure 3-4) implements the Land Use Map. Acreage allocations for all zoning designations in <br /> Specific Plan III are shown in Table 3-1. <br /> 6. <br /> The Mountain House Development Title identifies permitted and conditionally permitted land uses within <br /> ` Mountain House. Specific Plan III identifies permitted and conditionally permitted uses within the Specific <br /> Plan III Planning Area. See Table 3-5: Uses—Residential Districts,Table 3-6: Temporary and Accessory <br /> Uses—Residential Districts, Table 3-9: Uses in Commercial, Industrial and Public Districts, and Table 3-10: <br /> Temporary and Accessory Uses—Commercial, Industrial and Public Districts which are adopted by ordinance <br /> to amend the Development Title for the Specific Plan III planning area. <br /> 3.2.2 Specific Plan III Description <br /> 6. Specific Plan III provides for approximately 2,302 residential units,approximately 1,500,000 square feet of <br /> limited industrial uses and 250,000 square feet of commercial uses based on the projected floor area ratios <br /> used in Master Plan Table 3-2,two K-8 schools,approximately 42 acres of neighborhood and community <br /> parks, and an approximate 114.3 -acre community college with a planned capacity of 12,000 students.
