Mountain House Specific Plan III <br /> .................................................................................................................................................................................. <br /> 3.3.3 Commercial, Industrial and Public Zone Districts <br /> 3.3.3.1 Zoning District Names and Intent <br /> Commercial,Industrial and Public zone district names and intent are provided below: <br /> >r C-N Zone. The Neighborhood Commercial(C-N)Zone is intended to provide for the development of small, <br /> localized retail and service businesses which serve the immediate,surrounding residential neighborhood. This <br /> 4. zone is intended to implement the Neighborhood Commercial land use designation of the Master Plan. <br /> C-O Zone. The Office Commercial (C-O)Zone is intended to accommodate professional and other offices <br /> r located adjacent to commercial and industrial park zones where professional services would most likely find <br /> demand.This zone is intended to implement the Office Commercial land use designation of the Master Plan. <br /> I-P Zone. The Industrial Park(I-P)Zone is intended to allow for the development of a combination of <br /> corporate offices,warehousing,light manufacturing,wholesaling,and professional offices,as well as the <br /> services necessary to support those uses. Design and development within this zone,enforced through the use <br /> of covenants,conditions, and restrictions(CC&R), should be such as to allow location near planned or <br /> existing residential zones with a minimum of environmental conflict.This zone is intended to implement the <br /> Limited Industrial land use category of the Master Plan. <br /> P-F Zone. The public facilities(P-F)zone in Mountain House is intended to provide for the establishment of <br /> ` schools meeting State requirements for <br /> primary, secondary and higher education;medical facilities; <br /> infrastructure facilities, such as detention basins and treatment plants,stormwater detention/water quality <br /> r basins;police and fire protection facilities and other public buildings; the Transit Center; and places of <br /> religious assembly. This zone is intended to implement the Public Facilities and Open Space land use <br /> r categories of the Master Plan, and includes the two K-8 schools,the Delta College campus,community park, <br /> neighborhood parks,religious assembly facilities, detention basins, dedicated open space corridors,and other <br /> ` public and private institutions of a public or quasi public nature. <br /> 3.3.3.2 Permitted Uses <br /> r <br /> Permitted,not permitted,and conditionally permitted use types, including temporary and accessory uses, shall <br /> be as provided in Tables 3-9 and 3-10. The use types are described in Section 9-115 of the Development Title. <br /> 6.
