Mountain House Specific Plan III <br /> .................................................................................................................................................................................. <br /> by the Affordable Housing Impact Fee.The Affordable Housing Impact Fee is levied against all new - <br /> residential development in Mountain House,except second unit dwellings, Density Bonus Units,and <br /> Additional Town Center Units,and is payable at the time of building permit issuance.Non-residential land _ <br /> uses are not subject to the fee. <br /> 3.4.2.2 Specific Plan III Description <br /> Specific Plan III emphasizes affordable housing by design through providing a wide variety of housing types <br /> and lot sizes including approximately 742 single family units on small lots of 3,600 square feet or less,with a <br /> requirement that a minimum number of small homes be built as noted in Table 3-7. Approximately 344 multi- <br /> family townhomes or condominiums are also proposed. This requirement ensures that there are a percentage <br /> of small lot homes within the small lot programs. <br /> Approximately 344 multi-family townhomes or condominiums are also proposed,which represents a <br /> substantial increase in the amount of R-H and R-MH housing units. <br /> Additionally the requirement for second unit dwellings which can facilitate affordable housing has been <br /> increased from 6.5%per the Master Plan to 10%as a requirement for Specific Plan III. The Affordable <br /> Housing Program is designed to be implementation-oriented and includes the implementation measures _ <br /> below. <br /> 3.4.2.3 Implementation Measures <br /> a. Residential and non-residential land uses shall be developed generally as proposed in this Specific Plan <br /> including: <br /> • Diversity in housing types, square footages and costs. <br /> • Variety of lot sizes and housing types. Refer to design standards manual for criteria related to <br /> proposed housing types. <br /> Small house requirements for lots less than 3,600 square feet as provided for in footnote 6 of Table 3-7. <br /> Second units on 10%of the lots designated R-VL, R-L,and R-M. <br /> b. County incentives set forth in the Development Title shall be considered for all-medium high density <br /> residential(R-MH)and high density residential(R-H)developments to encourage participation in the <br /> affordable housing program. <br /> c. Employers shall be encouraged to extend incentives to their employees who wish to live in Mountain <br /> House and to help address any affordability gaps that may be present in the community by contributing to <br /> 3-42 Draft 03114/05 <br /> ................................................................................................................................................................................. <br />
