The applicant shall comply with the results of the annual moniforing.report prepared by the <br /> MHCSD. <br /> D. Subject to the requirements of the Mountain.House Transportation Improvement Fee Technical <br /> Report adopted by the MHCSD Board of Directors on April 11, 2000,.'and all amendments <br /> thereof to date, fund a signal at the intersection of Grant Line Road and Altamont Pass Road <br /> and add one lane on each approach to Grant Line Road prior to issuance of the 2,250t'' <br /> residential building permit beyond those issued in E, F and G. If Alameda County does not allow <br /> the improvements, the improvement funds shall be deposited with the MHCSD to be used as <br /> directed by the General Manager and as described in the TIF program. <br /> E. Subject to the requirements of the Mountain House Transportation Improvement Fee Technical <br /> Report adopted by the MHCSD Board of Directors on April 11, 2000, and all amendments <br /> thereof to date, fund the completion of a signal at the intersection of Grant Line Road and <br /> Mountain House Parkway. <br /> F. Subject to the requirements of the Mountain House Transportation Improvement Fee Technical <br /> Report adopted by the MHCSD Board of Directors on April 11, 2000, and all amendments <br /> thereof to date, construct or fund the fair share of Grant Line Road improvements from Mountain <br /> House Parkway to the Alameda County line (including the Grant Line Village frontage road <br /> improvements)Timing: prior to 1600'h residential building permit within Specific Plan III area. <br /> G. Subject to the requirements of the Mountain House Transportation Improvement Fee Technical <br /> Report adopted by the MHCSD Board of Directors on April 11, 2000, and all amendments <br /> thereof to date, widen or fund, as determined by the MHCSD, Grant Line Road to four lanes <br /> from Great Valley Parkway to 1-580 freeway prior to issuance of the 2250`h residential building <br /> permit beyond those issued in E, F and G. The developer shall improve and widen Grant Line <br /> Road between the Alameda County line and its intersection with 1-580. If Alameda County does <br /> not allow the improvements to Grant Line Road, the developer shall deposit with the MHCSD <br /> funds equivalent to the cost of the widening as listed in the TIF Report. The MHCSD General <br /> Manager may use the funds to improve other regional roads as determined by a traffic study and <br /> stated in the TIF Technical Report and approved by the General Manager. If Grant Line Road in <br /> Alameda County is not widened, an interim design showing the transition from 4 lanes to two <br /> lanes within the boundary of Mountain House shall be submitted to the MHCSD for review and <br /> approval. <br /> H. Subject to the requirements of the Mountain House Transportation Improvement Fee Technical <br /> Report adopted by the MHCSD Board of Directors on April 11, 2000, and all amendments <br /> thereof to date, widen or fund, as determined by the MHCSD, Grant Line Road east of Mountain <br /> House Parkway to four lanes as determined by the MHCSD's Annual Monitoring Report. The <br /> estimated trigger for this improvement is a range of 1600 units to 7500 units after <br /> Neighborhoods E, F & G. The General Manager with the aide of the Annual Monitoring Report <br /> shall determine the timing for the improvements. <br /> Conditions of Approval - 16 - PA-0700093 <br />
